Cushman & Wakefield invest more in urban redevelopment

This team's core objective is to draw up feasible plans for renewing buildings, accompanying all stages of the process and providing solutions drawing on the experience and expertise of the various integrated services provided by Cushman & Wakefield.

The services offered by C&W's urban redevelopment team include: actively seeking and identifying opportunities: market and feasibility studies; consultancy services for real estate promotion and urban renewal; consultancy services for selling and buying land and buildings; consultancy services for building appraisals; design, management and oversight of works and technical and commercial due diligences.

Paulo Rebelo, who is in charge of Cushman & Wakefield's urban renewal department, says “We need to give new life to existing real estate and this entails revitalising buildings that have lost the purpose they were originally built for over time. The construction has evolved and a property does not have to be destroyed in order to be renewed, but rather adapted to current trends of future occupants and the levels of comfort and efficiency required, which applies to residential properties, hotels, shops or offices. Given that financing for promotion is practically inexistent, our commitment is based on using our expertise and experience of several departments, coming up with integrated and feasible solutions in order to maximise the potential of placing a property for sale or rent."

A recent example of a successful urban renewal by C&W was the placement of the building located at Avenida da Liberdade 108. The sale of these buildings was only possible because a plan was drawn up with the buyer to rebrand the building, taking advantage of the renaissance being experienced by Avenida da Liberdade.

Occupying one of the most prominent corners on Avenida da Liberdade, the building has a total constructed area of approximately 2000 square meters distributed over 8 floors aboveground and 2 underground. The redesigning of the ground floors, reconfiguration of layout and image changes to be implemented will transform it into a first-class property.
